Looked at properties. Now, ready to buy! What sellers are looking for?
Now that you are ready to purchase your new home, there is some information that sellers want to know at the offer stage of the purchase.
Pre-approval letter from a mortgage lender stating that you pre-qualify for a loan up to the purchase price of the home you are buying. This is a free, no commitment process to obtain this pre-approval using some very general information. We can recommend several lenders who will be happy to assist you. OR For cash transactions a Proof of funds. This is usually a bank issued statement indicating the funds are available for purchasing the home.
No contingencies! If you have a home to sell, it is wise to search for properties; however, contingencies are frowned upon by sellers. It is best to have a contract on your home so that we can share this information with the sellers.
After you have applied for your home mortgage, please keep the following in mind:
Do not move funds between accounts-Save all documentation on any deposits into your account
Do not make large purchases such as automobiles, furniture, or vacations as this will change your debt ratio
Keep balances on all revolving accounts as low as possible
Be sure payments on all current accounts are paid on time
